Dress your home up before putting it up for sale



It is no secret, but the condition and appearance of your home has great impact on how fast it will sell, and its final selling price. Preparing or staging your home for sale can pay you significant dividends. Many fix ups cost very little and may only require time and some elbow grease. Here are a few simple tips to help your home shine:

          INDOORS:

  • Clean your entire home thoroughly. Shampoo carpets, shine hardwood floors, wash walls and doors, clean window sills, screens and blinds. Clean out light fixtures and dust shelving.
  • Clean the clutter from all closets, shelves, cupboards and cabinets.
  • Make your rooms look as spacious as possible. Store unnecessary furnishings that make your home look crowded.
  • Arrange furnishing attractively and in such a way that it is easy to walk through your home.
  • Scale down the number of photos, pictures, portraits and posters hanging on walls. Make sure you patch and touch up all nail and screw holes.
  • Keep your blinds, curtains and draperies open as a rule. You will want your home to show very light and bright. Find ways to screen unappealing views, if any.
  • Make your kitchen really shine. Remove clutter from counter tops, shelves and cabinets and store it. Keep your sink clean and clear of any dirty dishes.
  • Keep an open box of baking soda in your fridge. Also, remove distracting clutter from the outside of the door.
  • Clean your ovens, range, microwave and hood. Degrease them, replace filters and keep them looking as good as possible.
  • Keep scented candles burning in the kitchen and bathrooms during showings. Pleasant fragrances will entice buyers to stay longer in your home.
  • Keep bathrooms scrubbed and tidy with fresh soap and neatly hung towels. Try to color coordinate your bathrooms and again remove any clutter.
  • Keep all sinks in the home clean and repair leaks or slow drains.
  • Go through your entire home and touch up paint. Pay close attention to outside corners around door openings where there is traffic wear. Touch up baseboards, trim and cabinets and cupboards.
  • Apply a new coat of paint where simple touch ups are no longer effective.
  • Place plants or flower arrangements in strategic parts of the home. A splash of color from plants, flowers, pillows or small rugs can highlight your home's best features.
  • Make sure that your home is well lit. Put higher wattage bulbs in dark areas or corners. Keep all lights on during showings, even in mid day.
  • Use decorative mirrors on walls of small rooms to reflect light and make rooms look larger.
  • Make sure that all door knobs, hinges, locks and keyed entries are working properly. Replace any worn knobs or handles and grease squeaking or frozen hinges.
  • Have your heating & cooling systems and your water heater serviced. Make sure the technician puts a dated & signed hang tag on them.


    OUTDOORS:
  • Clean up all around your house. Remove any debris piles such as wood, firewood and landscape trimmings.
  • Trim all hedges, bushes and shrubbery away from the house. Keep all garden beds weeded and mulched.
  • Make your home's entrance attractive with potted plants and flowers. Keep them watered and looking healthy.
  • Keep all walkways clear, clean and in good repair. This includes your driveways and any parking areas.
  • Keep outdoor furniture, grill and other equipment clean and in good repair.
  • Power wash decks and patios and apply an appropriate sealer, stain or paint. 
  • Clean your gutters and roof. Keep moss or algae from growing on, in or around them.
  • Keep your yard and lawn areas clean and in good health. A green lawn makes a home look great. Keep the grass edged and free from weeds.
  • Repair any broken windows, screens, shutters or awnings.
  • Clean and organize your garage and storage areas. Remove clutter and make them look as spacious as possible. Try to have nothing else in your garage but cars.
  • Touch up worn paint on pillars, railings, trim, doors and windows.

Buyer's Agent


Buyer's Agent Definition: A real estate agent hired to work in the best interests of a buyer in a real estate transaction. The agent's loyalties are with the buyer. It is the agent's duty to share any information about the property or sellers that may help the buyer make decisions regarding the transaction. Agent status must be disclosed to all parties.


Seller's Agent


Seller's Agent Definition: A real estate agent hired to work in the best interests of a seller in a real estate transaction, commonly known as a listing agent. The agent's loyalties are with the seller. It is the agent's duty to share with the seller all information about potential buyers that may assist the seller make decisions regarding the transaction. Agent status must be disclosed to all parties.


Dual Agency & Designated Agents


Dual Agency Definition: Dual agency occurs when a real estate agent is representing both buyer and seller in the same transaction. Since the agent has promised a duty of confidentiality, loyalty and full disclosure to both parties simultaneously, it is necessary to limit the agent's duties in this situation. Both buyer and seller must consent to this arrangement in writing.

If you find yourself involved in a dual agency relationship, make sure that you completely understand the dual agency definition as it is applicable to you.

This relationship involves generally the following limitations:

  • The Agent will deal with the Buyer and the Seller impartially
  • The Agent will have a duty of disclosure to both the Buyer and the Seller
  • The Agent will not disclose that the Buyer is willing to pay a price or agree to terms other than those contained in the Offer, or that the Seller is willing to accept a price or terms other than those contained in the Listing
  • The Agent will not disclose the motivation of the Buyer to buy or the Seller to sell unless authorized by the Buyer or the Seller in writing
  • The Agent will not disclose personal information about either the Buyer or the Seller unless authorized in writing
  • The Agent will disclose to the Buyer the defects about the physical condition of the Property known to the Agent personally

Before making an offer both buyer and the seller will be asked to consent in writing to this new limited dual agency relationship.

We will immediately inform you if in your case a dual agency situation occurs, what the implications are and what needs to be done by law. In the rare event of a dual agency we almost always assign separate agents to the buyer and the seller after written consent has been obtained. This prevents, contains and/or limits any conflict of interest as outlined in the "New York State Disclosure Form for Buyer and Seller" in a real estate transaction. A link to the disclosure form is provided below.
